These terms apply to propertyblr.com and the videos on the PropertyBLRHQ YouTube channel (together, "propertyblr"). By using propertyblr you agree to them.

1. What propertyblr is

propertyblr shows information about registered real-estate projects in Bengaluru, taken from public filings made by promoters on the Karnataka Real Estate Regulatory Authority portal (rera.karnataka.gov.in). It is unofficial and is not affiliated with or endorsed by the Government of Karnataka, any regulator, or any builder.

2. No advice; check before you decide

Everything on propertyblr is general information, not legal, financial or investment advice. Filings can be incomplete, late or wrong, and our processing of them can contain errors. Verify every detail on the official portal and with the builder before making any decision.

3. Using the site

• You may browse and share propertyblr pages and videos for personal, non-commercial use.
• Do not disrupt the site, try to break its security, or overload it with automated requests.
• The underlying RERA filings are public records. The site's design, charts, text and videos are ours; please link to them rather than republishing them.

4. YouTube

Our videos are hosted on YouTube, and our internal uploader publishes them using YouTube API Services. Watching our videos or using any feature that relies on YouTube is also governed by the YouTube Terms of Service, and Google's handling of data by the Google Privacy Policy. How we handle data is described in our Privacy Policy.

5. Third-party services and links

propertyblr links to and relies on other services (YouTube, Google Maps, the RERA portal, Vercel). Their own terms apply, and we are not responsible for their content or availability.

6. Liability

propertyblr is provided "as is", without warranties of any kind. To the extent the law allows, we are not liable for any loss arising from your use of, or reliance on, propertyblr.

7. Law

These terms are governed by the laws of India, and the courts of Bengaluru, Karnataka have jurisdiction.
